The Stellex Microwave Systems headquarters is a 160,000 square foot joint headquarters office and manufacturing facility located in South San Jose, California. It was constructed as a specialized build-to-suit facility for Stellex Microwave Systems (now a subsidiary of Tyco International) through a joint venture between Republic and Mission West Properties (AMEX:MSW).

Mission West is one of the largest landlords in the Silicon Valley and a major REIT. Mission West controlled the site selected for the project. The base building was completed in 2000 and is net leased on a long-term basis to Stellex/Tyco.

The total project cost was in excess of $25 million, and the tenant invested more than $10 million for specialized manufacturing fixtures and office furnishings.

Republic identified and contracted to purchase the site during one of the most active periods of the Silicon Valley real estate boom, and developed the tenant's detailed program of requirements for the facility.

Republic managed preliminary design work and the negotiation of lease terms prior to entering the joint venture with Mission West Properties. Mission West and its local affiliates were responsible for the construction of the facility. Republic and Mission West jointly manage the net-leased facility.
